Buying a home is exciting and it can be stressful, so let’s discover some ways to prepare to buy a home and make it a smooth transaction.

Once of the first things I recommend a home buyer to do is to get pre-qualified with a lender if you need a loan. Ask a professional REALTOR® for a list of lenders if needed.

  • Prepare by checking your credit report through the credit reporting agencies. Many lenders will want a FICA score above 640, preferably above 700. Get a Pre-Approval letter from the lender. You’ll need to provide this when you are ready to submit a contract on your new home.
  • ​Find a lender and start inquiring about lending options. You’ll want to ask for terms, rates, loan options, and interview them to be sure they will get you to the closing table without setbacks.
  • Budgeting and Saving: determine what price range you will be able to afford. Make sure you have some savings in place to satisfy loan requirements and prepare for the closing costs.
  • ​Find a REALTOR® and discuss where you would like to live. Put together a list of what you are looking for such as; proximity to schools, work, lifestyle, price ranges, etc. Then, the broker will provide some resources and start narrowing down the options for you. Ask your broker for an online resource where you can search for home and save ones you like which automatically sends these homes to your broker. This will help them see what you’re interested in and be able to help you find your dream home.
  • Visit preferred neighborhoods prior to visiting listed homes.
  • Attend open houses in your preferred neighborhoods whether they are online virtual tours or traditional open houses.
  • Be prepared to make an offer on your home immediately. In a fast moving market, you want to be well prepared to submit an offer right away. The broker will help you write an offer and review the contract with you in detail. This will take the home off the market and put it in “Pending” or “Under Contract” status while you go through the inspection and loan approve process before closing. Be sure they offer is within your budget that you predetermined with your lender. 
  • ​Prepare for the closing process. The closing process may take as long as it requires to obtain funding and perform the due diligence inspections recommended by your broker. This could be as little as 14 days and commonly takes up to 45 days. Inquire about the closing requirements and timelines with your lender and your broker.
